| General Specification of Work SURVEY. From your initial enquiry we will arrange to visit your home and quickly assess the feasibility of your loft. We will then measure and discuss your specific requirements and advise you on what is the most practical and suitable for your property. PLANS All loft and roof conversions require plans and building regulation approval. Some conversions may require planning permission. Foundation lofts can take care of this for you and it is inclusive in your quotation. FLOOR A new load bearing floor structure is installed with timber and may include steel beams supported on load bearing walls. All our structural designs are checked and verified by consultant structural engineers. DORMER Any dormers will be individually designed to suit your property and can vary from small pitched roof dormers placed on the front to enhance the properties appearance or large flat/sloping dormers at the rear to maximise headroom and space. WINDOWS Only Velux roof windows with their 10 year guarantee and unrivalled quality will be used where the roof shape is not altered. We are registered installers of all Velux products. In dormers and gable conversions UPVC double glazed windows will normally be installed to match existing windows. These are guaranteed and maintenance free, which is important as they can be difficult to get at. STAIRS Usually these are traditional and purpose made to suit individual lofts and tastes, and in third storey conversions will match the existing staircase. We can also fit spiral and space saver stairs, all staircase must conform to building regulations. INSULATION / VENTILATION Your loft will be fully insulated and ventilated in accordance with the building regulations. INTERNAL FINISHES All walls and partitions are lined internally with plasterboard and finished with a skim coat of plaster. Doors and internal joinery will match existing. The new rooms are left ready to decorate, externally your conversion will be maintenance free. FIRE REGULATIONS All conversions are subject to fire regulations as an integral part of the building regulations and these will be taken into consideration at design stage.
